Commercial Real Estate Addition to Tyson’s Corner

Tyson?s Corner Center, already one of the nations largest malls, hot bed for real estate and the regions largest has proposed a new development plan that will expand the shopping mall into its own “self-sustained” city.

The proposed plans will double the mall in size by adding more than 5 million square feet, or more than twice as much as the Empire State Building! The project is a mix of mid-rise buildings containing hotel rooms, commercial space for offices, retail space and condos. Northern Virginia is planning to add 2 million square feet of office buildings, 600 apartments, and a 120-room hotel and a few shops adding to the existing market for commercial real estate in Northern Virginia.

The project faces at least two obstacles to the addition of more
commercial real estate in the Northern Virginia area. First, it must win the approval of the Fairfax County Board of Supervisors. The Board would like to create a traditional downtown at Tyson?s Corner, and this plan would move that vision closer. The plan would also merge the now separated buildings into something more like a city block. However, they will have to face vehement opposition from homeowner groups about traffic problems and the effects of even more buildings, cars and people. By adding more commercial real estate and increasing the traffic it will create an even worse situation in Northern Virginia. One resident of McLean, Virginia commented on the proposed plan and said ?We?d like to be able to drive from McLean to Vienna in less than a day!”
The plan would add some community aspects to the Tyson?s area including an outdoor ice skating rink. Currently there is no place to sit outside, only commercial office buildings.
The second obstacle is that only about a third of the project can be built before funding for the $1.5 billion Metro rail expansion from West Falls Church through Tyson?s Corner is approved. Members of the community are invited to attend the planning commissions meetings.

Different leagues have different standards for baseball bats. Professional, adult leagues (the ones that hope to make it to the World Series) require classic, wooden baseball bats. But Amateur leagues allow for lighter, more powerful metal bats. When it comes down to equipping your child with the best bat they can possibly get, it takes more than just buying him any ordinary bat.

Furthermore, in high school leagues, baseball bats must be more than 67 millimeters in diameter, so it’s only suiting that the requirements for Little League baseball bats are just as stringent! This is no surprise considering the difference in size between adolescents, adults and children. The following requirements are typical and good to know if your son or daughter is thinking about joining a league and baseball bat shopping might be on the horizon.

Little League baseball bats cannot be more than 33 inches long or have a barrel diameter of more than 2 ? inches. Also, they must be taped around the handle. To understand how much a bat weighs, look at the negative number that it is associated with. If a baseball bat is 30 inches long and its number rating is -10, that means the bat weighs 20 ounces. Lighter Little League baseball bats are more powerful than heavier ones (and also will hurt a child a lot less if it accidentally hits them in the head, which is a good thing since there is no crying in baseball!), but they are also more expensive. Mistletoe. Holiday parties. New Years kiss at midnight. This time of year can be challenging for singles. With such an emphasis on family togetherness and couples exchanging heart-felt gifts, it?s hard not to hear the message ? the holidays are not for me.
At family get-togethers you get grilled about what?s going on in the ?romance department.? In-laws, whose company you cherished all year long, become reminders that you don?t have a ?special someone.? No singles shopping for gifts appear in the barrage of holiday commercials. If you are single, and not dating anyone, these holiday images can lead to emotions ranging from sadness to depression.
So, what is the best way to combat the holiday blues? Although the following strategies can be applied throughout the year, they are particularly useful during the holidays.
Don?t deny your feelings.

Emotions are neither right nor wrong. They are just how you feel about your situation. Allow yourself to be sad, without the guilt. However, be conscious of how you act on your feelings. Actions to emotions can be right or wrong. Anticipate before going to family events how you will handle dating status questions. It?s best to have a pre-planned strategy of how to politely change the subject. When asked about your love life, a simple, ?There?s no news in that area, but here?s what I am doing at work?, might be just enough to redirect the conversation.
Adjust your view.

See the couples in your life as you have seen them throughout the year. They haven?t really changed. Only the environment in which you see them has altered. Anticipate whom you will be meeting during holiday events. Have fond memories ready to share. Take time to remember and cherish why they mean so much to you.
Be a successful single.

A life partner enhances who you are ? they do not ?complete? you. Understand that you do not need another person to make your life whole. Take this time to discover what the holidays really mean to you and start your own holiday traditions that reflect your personal values. Realize and appreciate that this is a stage in your life ? not a reflection of who you are.
Break traditions.

Who says you have to spend the holidays a certain way? Maybe serving meals at the homeless shelter is more in keeping with your values, than ?shopping till your drop.? Take some of the time you would spend with family and share it with the folks at your local nursing home. It is easier to justify limiting your time at the uncomfortable holiday functions when you have a good excuse.
Change your latitude.

If visiting the family or attending holiday functions is really going to be overwhelming, cut your visits short and take a single?s cruise or an island vacation. Let the couples be reminded of the benefits of being able to pick up and go.
Limit or avoid alcohol.

Alcohol is a depressant and will intensify your feelings of sadness. Accept that you are feeling sad and handle the emotion as you would any time during the year. Do things that will bring humor into your life. Rent funny movies to offset the holiday features that are shown this time of year.
Give yourself the gift of home.

If you have not made your house or apartment your home, consider doing so. Fill your home with things that reflect who you are. Many single?s homes are nothing more than storage for their ?stuff?. The art you choose says, ?This is me.? Buy some. Add some color to your home. Let gift givers know what you would like for your home. Set needs aside for once and focus on wants.
Being single during the holidays can be difficult, but it doesn?t have to be traumatic. Anticipate bumps in the road and plan accordingly. Take ownership of the holidays and create your own traditions. Limit your time at holiday events that bring discomfort by volunteering for local organizations. Remember, there are no set rules for how to enjoy the season ? find out what works for you and ?have a happy holiday.?

My organization created a whole business package for schools to increase their profits. I made an impressive folder spelling out everything I would give him. I only wanted 10% of all the new money my system brought in. He would not do it. He accused me of wanting a piece of his business. For the life of me I can’t figure out why any businessperson thinks like this. I would give anyone $.50 of every new dollar brought to my business. This would be 50 cents that I did not have before, and as long as I am making a profit in the deal, why not? I can’t explain it. I don’t understand why a businessperson won’t do this. It just doesn’t make sense to me. Mr. E. Joseph Cossman the late guru who was a real entrepreneur did exactly this before he started selling his system that does work. He secured rights to products and never paid for the products. He would share in the profit for exclusive rights. He was one person that understood the concept and was not afraid of it. Florida has some of the best beaches in the world. You have an array of places to choose from that will provide you different activities, beauty, and fun each time you go. Whether you go to the Gulfcoast of Florida, the Atlantic Coast, or The Keys, you will get everything you want and need out of your trip. Plus, if you get bored or tired of one coast, which probably won’t happen, try the other coast. The Keys are one vacation spot you must visit at least once.

Perfect for anyone. Whether you are a family taking your children, an older couple taking time together, a group traveling with friends, a student wanting to party on spring break, or a couple wanting to find romance, Florida will offer it all.

Orlando and Disney World. Who doesn’t want to visit this magical place? With so many attractions to choose from and things to do in Orlando Florida, you can’t go wrong. There is shopping, adventure, romance, great food, entertainment, and everything you can imagine from a Disney extravaganza.

Variety. Again, if you are looking for multiple vacation ideas, Florida is your spot. There are plenty of things to do in Florida. This ranges from relaxing on the beautiful beaches, sunsets, fishing from piers, driving down the A1A highway, visiting some of the most luxurious spots in the world (like Palm Beach), shopping that will have your heads and wallets spinning for weeks, boating, jet skis, other water activities, golfing, and more. The Weather. The weather is great. Yes, there are hurricanes and you should plan your vacation wisely. This is typically between August and October, however we have been seeing a string of hurricanes beginning earlier in the summer. Otherwise, you will receive weather that is awesome. Excellent fun and sun!

You have many options on where to stay and how to get there. Stay in a beachfront condo or home instead of a hotel. Venture off into the woods in one of Florida’s great campgrounds or rent a houseboat for the week. Florida is fairly convenient for everyone for flying and perhaps even driving (depending on what part of country/world you live). We always suggest, and do ourselves, fly down because you get there quicker, and rent a cool car for your vacation. You will have fun touring around town and exploring.

This leads us into our favorite reason? Cost. Traveling to Florida is quite inexpensive. It can be as luxurious as you want, but if you are looking for an affordable vacation, Florida provides that too. If you are like us and on a budget, taking a vacation is something you must plan ahead and save for. Plus, you want to be able to enjoy and do everything possible. If you worry about money the whole time, your vacation becomes less relaxing and stressful. Don’t let that happen. If you can’t afford to visit an exotic island this year, don’t fret, go to Florida and have a wonderful time!!!

This change will be the major challenge for mankind in the next few years. Those who resist will be the ‘architects of decay’ as some learned person once said. Like all revolutions change should be managed as culturally we can’t overnight change.

The changes will be momentous affecting all areas; engineering, shopping, architecture, education, communication, etc. Thinking in 3D will emerge and maybe a new language will eventually be required to create these 3D Virtual Real Worlds.
